Electrical safety

As a responsible landlord we must carry out an electrical check to your home to ensure your property remains compliant with regards to the fixed electrical wiring previously installed by the council. This is known as an ‘Electrical Inspection Condition report’ and is scheduled to be carried out every 5 years to ensure they are safe and working correctly.

The electric safety check will be carried out by one of our approved contractors either Baas or Connolly.

Our approved contractor will contact you directly when your electrical check is due to be carried out and arrange a suitable appointment date. It is vital that all fixed wiring systems are checked to avoid any accidents such as fires or risk of electric shock.

Electric safety checks are completed free of charge. It is essential that you allow access to your property then we can carry out the check, failure to do so is a breach against your tenancy agreement and can lead to legal action.

The report will identify if the existing wiring is currently in a safe manner and fit to use or it may identify some issues that need to be rectified.

If any minor repairs are required, we will make sure these are completed at the time of the inspection. If on inspection we discover your home needs more extensive works, for example a new consumer unity or a complete re-wire, we will let you know.

If there has been any DIY work undertaken that affects the safety of the property, we will let you know and any actions that need to be taken to resolve the matter.

Condensation, damp and mould

We are committed to providing you with a warm, healthy free from damp, mould and condensation home.

As part of our commitment the planned programmes team will carry out pro-active damp and mould surveys during the electrical check at your home.

  • An initial survey will be carried out utilising our ‘Every Visit Counts’ policy to establish if damp and mould is present
  • If damp and mould is present an inspection will be arranged to identify the issues and arrange for remedial works to be carried out.

It is essential that you allow access to your property then we can carry out the remedial works, failure to do so is a breach against your tenancy agreement and can lead to legal action.
