Pre-application advice fees

Householder

This development type is for householders.

  • Fee - £40
  • Service offer - Written response based on a single set of submitted information
  • Timescale - 25 working days following receipt of a valid pre-application request.

Minors and others

This is NOT a householder development and not a major or large scale major development.

Typically, this development type covers:

  • Small new build developments including residential schemes of between 1 and 9 units
  • Retail, commercial, industrial schemes of less than 1,000 sq m
  • Changes of use.

Fee, service response and timescales are:

  • Fees - £630 or £315 for a small business ( see notes)
  • Service response - Meeting if necessary with planning case officer, site visit and written response
  • Timescale - Meeting confirmed within 10 working days from receipt of a valid pre-application, to take place within 10 working days of confirmation. Written response within 5 working days following meeting.

Majors

This development type covers:

  • Residential schemes of between 10 and 49 units, or where the number of dwellings is not specified, with a site area of between 0.5 and 2.499 hectares
  • Retail, commercial and industrial schemes with a floorspace of between 1,000 sqm and 1,999 sq m, or on sites of between 1 hectare and 1.999 hectares
  • Educational, hospital, leisure and recreation schemes on sites of between 1 hectare and 1.999 hectares
  • Schemes with two or more land uses on sites of between 1 hectare and 1.499 hectares
  • Changes of use of building(s) with a gross floor area of between 1,000 sq m and 1,499 sq m.

Fee, service response and timescales are:

  • Fees - £1,300
  • Service response - Meeting with planning case officer and other disciplines if necessary. Site visit and written response
  • Timescale - Meeting confirmed within 10 working days from receipt of a valid pre-application, to take place within 10 working days of confirmation. Written response within 10 working days following meeting.

Large scale majors

This development type covers:

  • Residential schemes of over 50 units
  • Retail, commercial and industrial schemes with a floorspace of 2,000 sq m or more, or on sites of 2 hectares or more
  • Educational, hospital, leisure and recreation schemes on sites of 2 hectares or more
  • Schemes with 2 or more land uses on sites of 1.5 hectares or more
  • Changes of use of building(s) with a gross floor area of 1,500 sq m or more
  • Any scheme requiring an Environmental Impact Assessment.

Fee, service response and timescales are:

  • Fees - £3,250
  • Service response - Meeting with development team, with all disciplines represented. Site visit and written response
  • Timescale - Meeting confirmed within 10 working days from receipt of a valid pre-application, to take place within 10 working days of confirmation. Written response within 10 working days following meeting.

Notes

'Small business' is defined as a business with the following:

  • Annual turnover not more than £10.2 million
  • Balance sheet total not more than than £5.1 million
  • Average number of employees not more than 50.

Please be aware that this applies to the end user / occupier of the development proposed, and not to the designer, developer or contractor who may be undertaking the development.

Any required follow-up meetings will incur an extra charge of 50% of the original pre-application fee (this option is not available for Householder pre-application cases).
